High Meadow Development
The Community
The final two phases of High Meadow will complete a community of 86 single family homes that are situated on rolling terrain surrounded by mature trees. High Meadow combines the aesthetic advantages of an unusually quiet rural setting with nearby interstate travel convenience. The adjacent low-density development of Hedgerow is now complete and contains many upscale homes. The beautiful 110 acre Lower Allen Park is one mile away.
The Streetscape
Two cul-de-sac streets eliminate through traffic and offer pedestrian, bicycle, and roller blade safety. All streets are paved and lined with newly planted trees. The lots have been graded for drainage, retopsoiled and seeded.
The Homesites
Nine acres of common open space adjoin the Yellow Breeches Creek, enabling the fourteen homesites on the Canyon Creek cul-de-sac to enjoy an undisturbed natural setting. These homes will have access to the creek via a pathway maintained by their Homeowners' Association. The other 36 available homesites vary in size from 1/2 acre to almost 3 acres with some offering distant views and others offering creek frontage. Most of the homesites slope to the south and offer the advantage of passive solar possibilities.
The Designs
An Architectural Review Committee and recorded covenants have been established to assist homeowners with designs and guide construction aesthetics. Musser Home Builders is available to provide plans and discuss construction on the homesites, most of which slope gently to the south.

Community Details
Location
Lower Allen Township offers an area where sound planning has balanced growth and conveniences with concern for both the environment and the quality of life. Established in 1850, when the former Allen Township was divided in half, it is one of several municipalities known collectively as the metropolitan area of the West Shore (of the Susquehanna River). The township benefits from its nearness to the state capital of Harrisburg (on the east shore of the river) and to Carlisle, the county seat.
Directions
From Camp Hill, take Route 15 South to the Rossmoyne Exit, turn left at the signal light to the stop sign at Lisburn Road. Turn right and proceed on Lisburn Road approximately 1/2 mile to Woodcreek Drive entrance on left.
Utilities
Pennsylvania Power & Light, Verizon Telephone, Suburban Cable, and the Lower Allen Sewer Authority provide underground services. Trash is removed under contract to a private company which also operates the Township's recycling program. Water is provided by a private, drilled and grouted will; that is completed prior to lot settlement. The purchaser is responsible to reimburse the seller up to a maximum of $3,500 for drilling costs.
Schools
West Shore School District serves this community with Grades K-2 at Lower Allen Elementary, Grades 3-5 at Rossmoyne Elementary, Grades 6-8 at Allen Middle School, and Grades 9-12 at Cedar Cliff High School. Nearby institutions of higher learning include Messiah College in Grantham, Dickinson College and School of Law in Carlisle, Shippensburg University, Harrisburg Area Community College, Temple University Extension, Widener Law School, Dixon University Center and The Pennsylvania State University at Harrisburg. Three dozen trade and professional schools are also located in the general area.
Recreation
The Lower Allen Township Community Park is located only one mile from High Meadow and encompasses 110 acres that feature ballfields, picnic pavilions, a nature trail, camp sites, indoor rental facilities, and an innovative and futuristic playground. Driving times to Ski Roundtop and Pinchot State Park are approximately 15 minutes; to Camp Hill shopping areas - 10 minutes; Liberty Forge Golf Course - 3 minutes; Hershey Park - 25 minutes; to Baltimore - 1 1/2 hours; and to Washington, DC and Philadelphia - 2 hours.
